Custom Home:

Tailored for clients who have a clear vision and unwavering preferences, our design team is eager to help you realize your dream home. Whether you’re starting with a basic plan and a few adjustments, or a list of essential features and a blank canvas, our experts are dedicated to crafting a one-of-a-kind retreat that reflects your unique lifestyle – be it by the lake, on the golf course, or amidst the forest.

Please note that additional design costs and time may be necessary to ensure every detail is perfectly aligned with your vision and tailored to suit you and your family’s needs.

    Once the plan is finalized, Mountain Hearth Homes takes the hassle away when applying for permits

     

    • Preparing all plans and designs
    • Registering the build with BC Housing and New Home Warranty
    • Arranging for energy audits
    • Submitting the permit application
    • Managing any additional requirements for permitting (including, but not limited to):
        • Architectural approval (for subdivision building)
        • Geotechnical Reports (for waterfront properties or properties in Environmentally Sensitive areas)
        • Engineering Reports (as required for permitting)
        • Additional Site Preparation (as required for permitting)

      • Forms are laid and foundation is poured
      • Drainage piping is laid around foundation
      • Plumbing access point is installed
      • Foundation is backfilled and ready for inspection

      For budget sensitive OR handy buyers BC allows homeowners to take over at this stage and complete their own finishing work”. Possession/occupancy still requires the home to be complete.
